What's With Those COMING SOON Signs?

"I am about to list my home and asked my Group One agent for a Coming Soon sign, but she said no. What's up with that? I see them on lots of listings."

Group One's policy is the same as it has always been: we will do what is in the best interest of our clients. Coming Soon sign riders are good for one thing – creating an opportunity for a listing agent to “double end” a sale. Keeping the property out of the multiple listing service (MLS) keeps other REALTORS in the dark about the property and forces potential buyers to go through the listing agent for information about and access to the listing.

Group One believes putting the home into the multiple listing service is in everyone’s best interest. It gives the seller the widest possible exposure by giving over 4100 licensed REALTORS, and their buyers, immediate access to all the information about the property. If potential buyers drive by or see an ad for the home. They can contact their agent who will have immediate access to the information and who can represent their interests.

We respect buyers’ agents. We respect the hard work they do and the working relationship they develop with their buyers. It is only fair that properties with a sign in the yard have the information in MLS.

Another myth about Coming Soon signs is that they create anticipation and hype about the property. Trust us: a new listing in MLS will generate more interest in the property AND gets the information in the hands of interested buyers AND their agents.

So, when you are ready to list your home with your Group One agent, it will be marketed every way possible in order to meet your goals and that includes making the information about your home immediately available to ALL agents and ALL buyers.

it makes me feel like an incompetent idiot when I am unable to access data for a client. It reflects poorly on all of us.

Yes, and how soon will that home be "Coming Soon"? Is there really a completed listing contract? Are there repair issues? Is the seller really sure they want to sell?

I believe it is the most unprofessional thing that has come along in a long time. The Ethics Committee should have stopped this immediately. This is taking an unfair advantage of other Realtors. This gives the listing agent exclusive time to talk to clients who call on that sign and we do not have the same opportunity. I strongly believe this is an Ethics problem and should not be allowed by MLS nor the Real Estate Commission since it is taking advantage of other Realtors. I talked to one of my clients who live in Lakewood who has his house listed with me. He wanted to know how much, etc. He said the sellers were friends of his and did not intend to list for another 2 weeks.

Thanks to our brokers for calling attention to the pratice of other Realtors using "coming soon" signs. When a property is listed and put into mls right away it is so much better for the seller. The seller is our client and their best interest should be our primary concern.

Agents should have more respect for our industry and one another. We all know how hard buyers' agents work for their clients. To use COMING SOON signs to drive potential buyers away from their chosen representation and to the listing agent is a reprehensible business practice.
