While May closings in Ada County were 5% down compared to May 2010, new contracts increased by 16%, showing more energy for buying - and buying more expensive homes. While 9% of May closings in Ada County were above $300,000, 14% of new contracts were above that price.

While May closings in Ada County were 5% down compared to May 2010, new contracts increased by 16%, showing more energy for buying - and buying more expensive homes.  While 9% of May closings in Ada County were above $300,000, 14% of new contracts were above that price.

May closings in Canyon County increased by 23% over last May and new contracts increased by 27%. Demand for more expensive homes in Canyon county also increased: there were no closings above $250,000 but 3% of new contracts were above $250,000.  

Perhaps the biggest story is that inventories continue to decline in both counties, with a 5.0 month supply in Ada County and only a 4.2 month supply in Canyon County.

The market needs more inventory!

Additional evidence that we need more inventory comes from the market for distressed properties: while 429 bank owned properties closed in May in both counties, only 368 remained on the market at the end of the month - less than 4 weeks' supply.  Bank owned properties have also begun to sell for more than the asking prices.  The total closed prices for all bank owned properties sold in May exceeded the total listing prices.  Anyone wanting to purchase a bank owned property should be prepared to act quickly and bid the market value, not the asking price.

Now is the time for seller who have been waiting on the sidelines to put their properties on the market. The market needs more listings!
