ELEVEN MONTHS OF GROWTH

The Ada County housing market continues to produce good news.  Closings this November were 2.8% higher than they were last November, with an average price 11.6% higher for total volume in the month. That is 14.6% higher than November last year. Pending contracts were 14% higher than they were at the end of last November.

Inventory is just under 30 days of resale and new finished homes. (Only 20% of new home inventory reported in MLS is finished; 32% is not even started.)

New homes comprised 22% of all home sales in November at an average price 27% higher than the average price for resale homes.

The chart below shows closed sales, pending sales, and active listings by month for the past 13 months.
